dc.descriptionHaving lost its original function, the building -magnificently built in 1891 in response to the requirements of the property for commercial purposes-lives on thanks to new needs. The article explains the transformation undergone by the building in the course of its history, mainly the rehabilitation carried out by the authors between 1992 and 1996. They review the considerations previous to the restoration and the criteria followed: they did not merely wish to limit themselves to the building's factual and formal aspect, but wanted to give it new functions, thus juxtaposing its architectural form and a representative, rational and flexible use. The work was determined by two basic premises: the programme and the building itself. In general terms, they have endeavoured to recover those original architectural elements sufficiently strong to be used structurally and as part of the overall layout, as well as being more ruthless in those areas of the building where there had been more patching up and relatively recent alterations.<br><br>Perdidas sus funciones de origen, el edificio -construido en 1891 como respuesta magistral al programa de las instalaciones comerciales requeridas por la propiedad- pervive a trav&#233;s de otras nuevas. En el art&#237;culo se explican las transformaciones del edificio a lo largo de su historia, y principalmente la rehabilitaci&#243;n llevada a cabo por los autores, entre 1992 y 1996. Se presentan las reflexiones previas a la restauraci&#243;n y los criterios que la presidieron: la voluntad de no limitar el edificio a su car&#225;cter documental y formal, sino implantar nuevas funciones, compatibilizando el mantenimiento de su imagen arquitect&#243;nica con una utilizaci&#243;n representativa, racional y flexible. La intervenci&#243;n ha estado condicionada por dos premisas fundamentales: el programa y el propio edificio. En t&#233;rminos generales se ha procurado recuperar aquellos elementos arquitect&#243;nicos originales con suficiente fuerza como para asignarles funciones estructurales y de organizaci&#243;n del espacio, interviniendo de manera m&#225;s decidida en aquellas partes del edificio que presentaban mayor n&#250;mero de "postizos" y actuaciones relativamente recientes.-
